Q. What will happen if PR clients don't go to Cyprus once every two years? Are there authority checks?
A: Technically, clients need to write to their lawyers about why they can't go so that the lawyers can explain to the authorities. And then clients just need to pay a small amount of money (50 Euros) to keep the PR alive.
Q: To keep PR, do clients have to keep their properties?
A: The law says they can't sell properties to keep PR, but some do sell, which is just a risk for clients to take by themselves.
Q: Do I have to prove any income for the PR application ?
A: Yes you do but only for the application process , The main applicant has to prove 30,000 Euro income from outside of Cyprus plus 5,000 for his spouse and each child and plus another 8,000 for each grandparent included in the application .
Q; The PR application includes children, is there an age limit the children must be to be included?
A; it includes any child up to the age of 25 as long as they are dependent on the parents or in full time education
Q: What's the difference between a European passport and a Cyprus passport?
A: There's no EU passport itself, but the passports of all the EU countries are called European passport, a Cyprus Passport is the same as a British passport. The EU law says all the European passport holders should be treated the same as the locals in the EU country they are in. So a Cyprus passport is a European passport that allows the passport holders to live, work, study, do business and in all the EU countries.
Q; The Passport application includes children, is there an age limit the children must be to be included?
A; it includes any child up to the age of 28 as long as they are dependent on the parents or in full time education
Q: Can Cyprus passport holders enjoy the welfare and benefits in other EU countries?
A: Yes they can enjoy the same welfare and benefits as the locals in the EU country they stay. For example, if education is free in the country they are in, they can enjoy it. If it's not free, they should pay as local students do and at the same rates.
Q: Is there any time limitation about Cyprus passport holders' stay in other EU countries?
A: No limitation. They can stay in all the EU countries plus Norway and Switzerland as long as they want.
Q: What happened about the bank crisis in 2013? Will it happen again?
A: It happened in only 2 banks in Cyprus. One was bankrupt and the other has recovered. For people who put money in other banks apart from those two, their money was safe. The problem has been solved and will not happen again.
Q: Is there any tax for the 30,000 Euros deposited in a Cyprus local bank for PR application?
A: No tax for those deposits. Instead clients get interest on this money for the 3 years.
Q: Does the medical insurance cover only Cyprus or the globe?
A: It depends on what insurance you buy. It can cover either of them.
Q: How much is the flight ticket to Cyprus?
A: About 1,000 Euros round-trip through Dubai.
Q: If a client has two properties, one is for PR application; the other is just for investment. Can he sell the second one without losing his PR?
A: Yes they can.
Q: Can clients use loans or pay by installments?
A: Loans, yes – depending on the client's circumstances / Installments, yes. The client can negotiate with our company about the payment terms.
Q: Does the 1% running cost per year include property Communal fee?
A: Yes, it does. It includes property Communal fee, property insurance, local tax, sewage fee, etc. per year.
Q: What's the transportation like within Cyprus?
A: Mainly cars and taxis. No trains. There are buses.
Q: How much is the property reservation fee?
A: 5,000 Euros
Q: How many days for Inspection trip?
A: 4-5 days. We'll take care of everything in Cyprus.
Q: If a client buys a 2 million Euros single property and wants to sell it after 3 years, how can he have a 500,000 Euros to keep the passport?
A: He can sell it and buy another property for 500,000 Euros property as his main residence.
Q: If a client wants to use the Pafilia upgrade scheme to change his property from a 300,000 Euros one (He's paid 5% VAT) to a 2 million Euros villa, how much is the VAT for the 2 million property?
A: He can pay back the 14% VAT back to the government for the 300,000 property and ask his lawyer to cancel the first sales contract and then take the 2million villa as his first main residence, so that he can pay only 5% for the second one.
Q: Is there any tax for domestic consumption?
A: Yes there is VAT for anything new in Europe, but VAT varies in different countries. In Cyprus it's 19% and is included in the final price you can see.
Q: About 1 visit every 2 years to keep PR alive, after clients enter Cyprus, can they exit from another country to come back to Asia?
A: Yes they can.
Q: Is the property price negotiable? What's the rough discount?
A: Yes you can negotiate with our Director when they visit Cyprus or from your home country with our Sales Director there. Everything is negotiable but you need to have to have chosen your property first and be ready to proceed with a purchase before we discuss negotiations.
Q: How much is the tuition fee in private schools and public schools?
A: Approximately 4,000-8,000 Euros per year ranging from Primary school to University. Public schools are free of charge, but the teaching language is Greek, though they have English lessons.
Q: Can a client have a Cyprus PR card and passport at the same time?
A: Yes. Passport clients apply to get a PR card first and then the passport, application process is very simple. The PR card is to help you get into/out of Your home country together with your original passport and after they are out of Asia, you can use the Cyprus passport. .
Q: How many years does the PR card last?
A: The PR status is forever whilst the card itself lasts for 10 years .
Q: How to define 5 years' living in Cyprus?
A: Their absence from Cyprus cannot be more than 10 month during the 5 years and cannot be more than 6 consecutive months each time.
Q: How much should they deposit in a Cyprus bank account?

A: They can buy a golf course luxury detached villa called Minthis Hills or a Condominium on our ONE tower project, and the second client can get a passport as well. PR requires a purchase of new properties, but passport clients can purchase resales .
Q:.Do you charge the clients for inspection trip for 4-5 days in Cyprus?
A: No. Client only needs to pay for flights. All other costs are complimentary.
Q: Can the client sell the property with value of 500.000 Euros and then buy another property with value of 500.000 Euros?
A: yes. As long as he has one property of such value.
Q:.How much is the stamp duty? What is the scale of the stamp duty?
A: €0-€5000 – 0%

Q:You mentioned about there is no VAT on some properties. What are these properties?
A: Any project/development that received building permission before Cyprus joined the EU (1st May 2004) has no VAT , Pafilia do still have a small selection of property that is without VAT.
Q: if the client cannot get passport or PR will you refund their money and will it be written in the contract?
A: Yes we offer a Refund Guarantee for both PR and Passport clients. So far we have not needed to refund any money as all our applications have been successful.
Q: If someone wants to buy a property with value of 2 million? How does the client make the payment?
A: The most popular way is client pays us via Bank Transfer If client has an overseas account, i.e. Hong Kong –Singapore. Or third parties can be used to assist in the transfer. Please note that all payments for passport applications need to be plus 19% VAT. The client's lawyer subsequently will make VAT refund application on behalf of the client.
Q: What are the Medical Security benefits in Cyprus? What benefits can the PR holders have?
A: We have two types of Health care in Cyprus: public hospitals and private clinics. The public hospitals are free for all residents provided their income is not above € 15,000 per year. Therefore, PR clients are not entitled to free health care. One of the conditions of the PR program is the client's needs private Health care All locals earning above €15,000 per year (the majority) tend to prefer to visit private clinics or they will pay approx €25 when visiting the general Hospitals. Basic medical insurance makes sure that hospitals costs are minimized, for the first year you need medical insurance €170 per person.
Q: How to count the personal income tax in Cyprus for PR clients, the first 5 years this does not apply

Q: What benefits can PR holders get when becoming the tax residents? What are the differences in detail between PR holders and passport holders?
A: Cyprus resident becomes tax resident when he lives more than 183 days per year in Cyprus. This is the case regardless of if he is a PR holder or Passport holder. Tax residents can benefit from the low income tax. Have in mind that Some Countries and Cyprus have a double taxation treaty. Some benefits are zero tax on interest and dividends. Also corporate tax is only 12.5%. PR holders have the right to live freely in Cyprus. Passport holders can travel, live, work, get higher education anywhere in EU and enjoy equal rights like all European Citizens. They even have the right to vote! If they are not living in Cyprus and their only income is from rental in Cyprus they can still use the above tax allowances thus avoiding paying tax. IE first from your rental income you deduct 20% for expenses then earn the value of 19500 net profit and pay no tax. Most countries such as Portugal have a flat tax on rentals.
Q: Do all the family members need to visit Cyprus within 12 months after approval of PR.
A: yes they do.
Q: The child of a Cyprus PR holder takes European Long Term Residency in Cyprus after living in Cyprus (studying for example) for 5 years and accumulating a total of 4 years and 2 months. Can his parents then join him and enjoy the same rights as their child?
A: Yes they can under the family reunification directive.
Q: A man gets PR or passport and then he gets married, how long does it take for his wife to get PR or passport?
A: For PR Approximately same time that it took for the main applicant. For Passport they need to be married for 3 years before the wife can be added
Q: If the client wants his wife to become the main applicant but without income and get money from the client(husband, could she become the main applicant and get PR?
A: No, the main applicant must have a way to prove their income
Q: When the clients passport is approved, does the main applicant personally need to go to Cyprus to finish the procedure; How about the spouse and children?
A: The main applicant needs to go to Cyprus with his wife to sign the Naturalization Certificate and receive their ID cards and Passports within 3 months from approval. The underage children do not need to go. The adult dependent child needs to go.
Q: When clients applied PR and then one of the parent stay in Cyprus for 7 years, he or she can apply for passport but could the spouse apply for the passport even though he or she does not conform to the condition?
A: The spouse may apply for citizenship as he/she will be married to a European citizen.
Q: For the application of becoming European long term resident, one of the parents conform to the condition and the spouse can apply for becoming the long term resident no matter he or she conform to the condition or not.
A: No, however, the spouse can join the Long Term Resident under the family reunification directive (and cannot be refused under European law). After the spouse has completed 5 years (minimum 4 years and 2 months) then he/she can apply independently.
Q: Should the main applicant be above 18 years old?
A: Yes main applicant must be over 18
Q: Once the client become European long-term resident and chooses to reside in other EU countries, does the client still need to visit Cyprus once every 2 years?
A: Not needed.
Q:.How to get Australia visa for Cyprus passport holder?
A: European Union Passport holders may apply online for an eVisitor Visa (subclass 651) to enter Australia. The form takes a few minutes to complete online and is free of charge. This eVisitor visa allows the holder to visit for a maximum of 90 days each time within a one year period. Here is the link below for completing the application.
Q: if it's possible and with which conditions can you get a Schengen visa from Cyprus?
A: The answer is applicants can receive 90 day visas for any Schengen country through the local embassy. It takes between 3-5 days for issuing and this depends on the various embassies' and their workload. If it is a single or multi entry its at the discretion of each country's embassy.
Q: The client only need to pay 5% VAT when he buys the first property;What if he bought the second or third...properties?How much does the client need to pay for VAT from the second property?
A: If the client buys the first residency property, he or she only needs to pay 5% VAT instead of 19%, therefore enabling a saving of 14% off the purchase price. But the client needs to pay 19% from the second property
Q: What kind of property can be rent out and what cannot?
A: The clients can rent out any of their properties for which they pay 19% or those properties without VAT. If they only pay 5% VAT for the property, they cannot rent out legally.
Q: When people get Cyprus PR and became a long term resident, could he or she work in UK ?
A: He or she could not work in UK When people get Cyprus PR and became a long term resident by living in Cyprus for 5 years, he or she is allowed to be employed in Cyprus. He or she cannot get a job but can start his own business or open a company within the first 5 years.
Q: Are Pafilia properties completed or off-plan?

A: It depends on what the clients want and also affected by the location, types. In general, clients can get 2-bedroom apartment with an area about 80-100 square meters in the downtown.(the clients can even get a larger property in the outskirts of the city)
Q: Does Pafilia guarantee that they will rent out clients' properties and rent income? How much is the rent income per year?
A: We cannot guarantee the rent income but we can help the clients to rent out their properties. The rental income is affected by the location, types etc, Villas located in the outskirt, as we mentioned before, are harder to be rent out. We guarantee that with our expertise we will find you the right property that will get a good sustainable yield of around 5% ongoing without paying any premium in advance on the sales price. Developers around the world increase the property price to offer a percentage of that back to you as a guaranteed rental for a short period (the developer is essentially taking a loan out from you!)
Q: For the upgrade scheme, is it only applicable for clients who bought properties from Pafilia and should exchange another bigger property?
A: Yes, we only provide the service to those clients who bought from us and want to buy another larger property from us.
Q: For the communal swimming pool and gym in the project, is it free to use?
A: If a client has a property in the project, it's free for him. If he has friends staying as guests, it's free for them as well.
Q: Pafilia's services include property renting. So Pafilia can help a client rent the property out, how much does Pafilia charge?
A: Pafilia has a rental service department which can help the client rent properties out. The charge is 30% of the rental income for short term lets (holiday rentals) or for a long term let they charge 20%
Q: In which city are the properties close to schools located?
A: In Pafos city there are 4 international schools, many smaller private schools and also lots of public schools.
Q: Is there a time limitation as for how long a client can keep his properties in Cyprus? How long is it?
A: Pafilia Properties are freehold, so there is no time limitation.
Q: What are the construction materials for properties in Cyprus?
A: The property skeleton is made of iron and steel with concrete around and outside. The walls are built with bricks and concrete.
Q: If it's not for PR or passport, can a client buy properties under 300,000 Euros?
A: Yes. And they can rent and sell freely, but cannot visit it without applying each time for a visa.
Q: It's dry from April to October. Then is there a lack of water during that period?
A: The rain volume is limited in Cyprus, so there are many dams in the country. The dam per capita of Cyprus is No.1 in the world. In addition, there is also desalination system in Cyprus to turn sea water into usable water. So the country will not lack water.
Q: Can a PR client enjoy free education in Cyprus?
A: Yes they can enjoy free public school education. It's ok if children are very young; otherwise our suggestion is for them to go to private international schools where it's British education system with English as the teaching language, the education quality is high yet the price is 3-6 times cheaper than private schools in Asia.
Q: What's the average increase rate of Cyprus properties in the latest 5 years?
A: The property price has dropped by 30% since the financial crisis in 2008, but it's been stabilized in the latest 4 years. With the exploitation and development of gas and oil in Cyprus, we expect an increase of property price in the next few years.
Q: How much is the lawyer fee for property purchase?
A: The lawyer fee for property purchase is about 1% of the property price.
Q: To go to universities in Cyprus, the tuition fee for international students starts from 8,000 Euros. For PR holders, do they pay at local rates or international rates?
A: With a Cyprus PR, they pay at local rates.
 Q: A Cyprus PR holder can buy a duty-free car. Is there any requirement for the car? Does it have to be produced in Cyprus?
A: Cyprus has no heavy industry, so doesn't manufacture cars. The PR client can buy a duty-free car, but it's stipulated when they leave Cyprus, they have to park the car in the customs warehouse. It takes time and costs money to park the car and takes it out of the warehouse. Plus the tax in Cyprus is low. So many clients choose not to buy a duty-free car.
Q: Can a Foreign driving license be used in Cyprus?
A: YES; foreign driving license can be used for 6 months in Cyprus. So if a PR client just visits Cyprus occasionally, he can use his original driving license. If he lives there, he needs a local license. The Foreign license needs to be translated into English.
Q: To hold a wedding in Cyprus, one needs a passport with 10 years' validity and will not expire in the next 6 months starting from the day you leave your own country. What does that mean? Does he have to have a Cyprus passport for 10 years? Can one without a Cyprus PR or nationality hold a wedding there?
A: The passport has to be within its validity period (each country is different in how many years' validity) and will not expire in the next 6 months starting from the day one applies for getting married in Cyprus. There is no requirement for nationality if it's for a civil wedding instead of a religion-related wedding (in some countries, people with different religions cannot get married. So they choose to hold a civil wedding in Cyprus and will be recognized as a couple when they get back to their own country).
Q: Cyprus uses Euros. Does it have its own currency, Some EU countries, have their own currencies.
A: In Cyprus, only euro is the legal currency. Some European countries are not in Euro Zone and therefore cannot use Euros. That's why they have their own currencies.
Q: A Cyprus passport allows a client to enjoy benefits in countries in EU, like free education in Germany. Can a PR holder enjoy those EU benefits?
A: A PR client enjoys benefits in Cyprus, including: free public education, free emergency medical treatment, etc. After 5 years of living in Cyprus, a Cyprus Permanent Resident can apply to the Cyprus Immigration Authority to obtain the EU Long Term Residence status. Following acceptance,
1. They can subsequently enjoy the following extra benefits in Cyprus:
• They are entitled to work in Cyprus and sign relevant employment agreement with Cypriot employers.
• They shall enjoy the same educational and professional opportunities offered to Cypriot and EU citizens, including scholarships according to the laws of Cyprus.
• Tax benefits as per the relevant laws of Cyprus.
• The benefits that the Cypriot and EU citizens enjoy in relation to the social insurance, social protection or social aid as per the relevant laws.
• Access to the goods and services provided to the public as well as access to social assistance programs.

• Participation in any organizations that support the rights of the employers or employees and enjoyment of the benefits provided from those organizations.
2. They can also apply to any EU country to be accepted as that country's own EU Long Term Resident. As soon as they enter the second EU country, long-term residents enjoy all the benefits that they enjoyed in the first EU country under the same conditions as nationals, including the right to work.
3. Since their status in Cyprus will change from Cyprus PR to EU Long Term Residents, the previous status requirements are no longer binding, and therefore they will be in a position to sell their property in Cyprus without endangering their residency in Cyprus or in any EU country.
In order to be entitled to apply, the prospective applicant must not have been absent from the Republic for more than 6 consecutive months, and not more than 10 months during the 5-year period.

Q: Is the stamp duty the same for ready and off-plan properties?
A: The stamp duty is the same. It doesn't matter if the property is ready or off-plan.
Q: Do Cyprus universities provide dormitory? That will affect the rental of properties.
A: They do offer dormitory. Usually students will live on campus in the first year and find their own apartments in the last two years.
Q: Is your property price transparent? Is it the same in the whole world, any room for price negotiation?
A: Pafilia Property Developers only have one price list in the world and clients can see the same price lists from us no matter which country they are from. There can be room for negotiation once a property unit has been chosen.
